Employees & civil servants

Property financing for employees and civil servants.

A predictable income deserves a well-thought-out strategy: from the first home to a purchase with renovation.

Context

What this is about

A secure income is the best starting position.

A secure income is the best starting position for a property financing. What matters is what you make of it: the rate that remains sustainable with a family, the smart use of your equity and a structure that fits your life plans.

That is exactly what we develop your financing strategy for, comparing it across more than 500 banks and lenders.

Focus areas

What we factor in

Five topics we calculate in from the very start.

  • A sustainable rate instead of the maximum loan

We do not calculate what the bank will lend at most, but what fits your household in the long run: with buffers for running costs, reserves and changes.

  • Using equity wisely

How much equity belongs in the financing and what should stay liquid is a question of strategy. Depending on the individual case, financing with little equity can be feasible; whether it makes sense is something we calculate together.

  • Family planning and parental leave

If your income changes temporarily, the financing has to absorb it. We plan the fixed-interest period, repayment and unscheduled repayment rights so that parental leave does not become a risk.

  • Purchase with renovation

Purchase price and modernisation belong in one financing. We check which subsidy programmes come into question for your project and how they fit into the structure.

  • The next step: investing

Many of our clients buy their first rented apartment after their own home. Those who set up their first financing strategically have the better starting position for it.

For civil servants

An honest assessment

What civil-servant status actually changes.

Some banks view civil-servant status positively because of its income security, for example in the loan-to-value assessment or the household calculation. Whether this results in an actual advantage in terms depends on the individual institution and the overall constellation. That is exactly the reason to compare the market instead of signing the first offer.

Frequently asked

Employees & civil servants in detail

What families and couples want to know in advance.

How high should our monthly rate be?
Rules of thumb such as the 35 per cent rule of net income are a starting point, nothing more. We draw up a complete household calculation: with the property's running costs, maintenance reserves and a buffer for changes. A rate is only sustainable if it does not pinch in a weaker year either.
How much equity do we need?
As a guideline, the purchase incidental costs plus part of the purchase price should come from your own funds. Depending on the individual case, financing with little equity can also be feasible; it is, however, more expensive and not sensible for every situation. How much equity belongs in the financing and what stays outside as a liquidity reserve is something we calculate together.
What happens to the rate during parental leave?
The financing has to withstand a phase with one income without things getting tight. That is why we plan the structure in advance: a rate with a reserve, unscheduled repayment rights for the time after, and, depending on the bank, the option to adjust the repayment rate temporarily.
Do civil servants get better conditions?
There is no blanket answer. Some banks view civil-servant status positively because of its income security, for example in the loan-to-value assessment or the household calculation. Whether this results in an actual advantage in terms depends on the individual institution and the overall constellation. That is why we compare the market instead of relying on a single offer.
